Kitchen remodel. replace skylight with dual-pane models. remove several walls. erect new partial roof and walls at kitchen. new electrical outlets. temporary remove (e) pv array on roof and replaced in same location.

Replacement of front door entrance located at corner of fulton & lyon st. all materials to match (e) one to preserve the look of building, except replacement door will be half-glazed.

Rev to 202009214630: in-kind replacement of decayed members wiithin the main entrance staircase & supporting structure. work incluces replacement of a couple beams, columns & wall studs tht have rotted away due to water infiltration.

Because of age and exposure to the elements a complete replacement work of the exterior wooden staircase and landing will be under taken

Remodel (e) bath. add 2 baths on 1st flr, one additional on 2nd flr. build interior partitions on 1st. remodel kitchen, change lighting, replace plumbing. replace window in rear. replace door in rear , repair damaged joists; foundation retro - install anchor bolts.

To comply with n.o.v. #201640111. convert a second wetbar area into laundry sink and storage cabinets. reroute if needed gas line and run electrical wiring for laundry sink area. clarify fixture location in extg legal bathrooms on ground floor. no changes to be done to the garage area.

Horizontal extension of 20.5' towards backyard matching the width of the house 26'. include rc foundation. 2 x 6 wood framing of 1st & 2nd floor, a balcony & a small roof deck. (e) plumbing & electrical wire will be extended & 2 new bath (1 on each floor) wood siding to match.

Remove old tile, apply waterproofing membrane to deck, water tested paint walls & install new tile.
