1st fl: reconfigure layout of ground fl rooms, excavate for 7'6 min clg height, connect portion of utility area, crawl space and garage to conditioned space (134 sf total) 2nd fl: new interior stairs

New exterior windows - north elev - replace w/n (e) openings w/ fiberglass windows. south elev: relocation of two windows, replace door w/ window & one new window.

Interior remodel including kitchen remodel, 3 bathroom remodels, 1 new bathroom, interior stair replacement, replace windows through out. windows that can be seen from the street are being replaced in- kind with new wood windows to match existing insulate all exterior walls

1st flr interior - no work. 2nd floor interior - remodel hall bath in-kind; extend pr bath into adjacent closet & remodel. exterior - replace exterior front entry stairs in-kind.

Remodel ground floor for new media room, office, bathroom, laundry and storage.
