Remodel ground floor by adding office and kitchenette, fully remodel second and third floors. exterior work are including skylights, windows, exterior doors, paint and patch stucco, entry gate, entry tile, and lighting.

3/f: conversion of (e) primary bedroom into (2) bedrooms. new non-bearing wall and doors. remove (e) grill in kitchen. no exterior work.

Structural support systems,deck landing platforms, new lighting, and deck modification for replacement wheel chair lift.to address nov 2024-2006, including structural foundation and framing. the ca state permit and ca state inspections will be procured and coordinated by diamond elevator.

Replace existing interior damaged non structural slab with new non structural slab in storage room.

Rev to pa# 2024-0117-4076; reconfiguration of 2 existing bathrooms in one of 4 units, new windows in lightwell, level kitchen floor and reinstall existing cabintry, removal of one bathroom sink and shower head.

Revision to pa# 202402075433. structural updates to address inadequate framing at bathroom and to mount heat pump to rear of bldg.

Renovation of primary bathroom & closet, renovation of kitchen. refinishing of basement & window upgrade. add hvac unit at rear yard.

To comply with nov 202200062: paint window frames, replace glass. framing at front overhang awning by provious owner w/o permit, hired structural engineer to perform cals to approve work

Remodel of primary bathroom, kids bathroom & basement. work to include demo, new plumbing fixtures, lighting, finishes & millwork/ cabinetry. no added square footage. no vertical or horizontal expansions.

Bath room remodel replace bath tub to standing shower, with water proofing and new tile work inside shower walls and shower floor, remove non-load bearing wall inside closet and add an non load bearing wall per plan

Kitchen & bathroom remodel on 1st fl. remove wall from kitchen to dining room. install new beam with 3 piers/ footing in garage level. beam to be installed in kitchen.

Revision to pa# 202111122283. (2) concrete footings. keep existing 6x14 wood girder beam & posts in garage in lieu of new stl beam. replace with new footings for existing posts.
