Remove one structural wall, demolish and renovate kitchen. install new hvac on floors 1 & 2. install new beam per engineers specs. replace two existing patio doors in kind.

Main level kitchen wall removal w/ patched finishes.

Revision to permit 202504184742, only for structural drawings, a structural membrane is modified. there was an existing window missing from original plans that was added in this revision.

Recognition of (e) upper 3rd lvl adu unit #165 in an (e) 3-story sfd. main unit #163 on lower 2 lvls includes ground lvl kitchenette and proposed partitioned front bedroom with front window replacement.

At kitchen only: revision to 202511210200. install 2 milguard windows (v400 tuscany), not visible from street. install 1 exterior rated door. raplace dry-out header at one window. removing about 10 feet of bearing wall, install a 4x10 psl.

2-story addition with new g/f accessory dwelling unit & upper main level bed & bath add.raise (e) dwelling over 2ft to create new habitbale g/f ceiling ht. reconfig front entry & stair support a new upper balcony w/ adu street front access below.

Replace existing brick foundation with new concrete foundation and add 1 bathroom downstairs.
