The railings for the deck will be replaced to meet city codes. the (e) deck boards will be replaced as needed. a 60 foot stretch of > 6' high fence will be replaced. part of the fence is adjacent to deck and is over 6 feet tall.

Add a new 185sf deck on the garage and add 28sf of landing to connect the stairs. apply variance for the deck in setback.
